Many buyers focus on a property's potential upside.
Executive buyers focus on what happens if things don't go as planned.
According to Lauren Rosin, protecting wealth begins by understanding how an investment performs under pressure—not just in ideal market conditions.
Stress-Test the Investment
Before acquiring a property, evaluate four key risks:
- Vacancy: Can the property withstand an extended period of lower occupancy?
- Interest Rates: Will it still comfortably cover debt if borrowing costs increase?
- Market Value: How would higher cap rates or lower resale values affect your returns?
- Liquidity: If you needed to sell sooner than expected, would the investment still make financial sense?
The Decision Rule
A strong investment should withstand downside scenarios without putting the rest of your portfolio at risk.
Often, the issue isn't the property itself—it's the amount of capital committed.
The right asset at the wrong position size can still become the wrong investment.
Bottom Line
Anyone can model the upside.
The most successful investors model the downside first.
Protecting wealth isn't about avoiding risk—it's about understanding it before you invest.
